How does Equity Release work if I have my own holiday home?
- Your property has to be placed within a Bulgarian Ltd-structure. It can be that you already have an Ltd which holds that property. In that case the Ltd is subjected to fiscal and legislative clearing by our accountants and lawyers before ESi accepts your Bulgarian Ltd.
- By placing your property in that Ltd, you will become the owner of all 4 parts of ¼-shares, meaning all shares are still yours.
- The Ltd becomes an ESi member. And the shareholders can then take full advantage of ESi membership. >> Sell, swap, gift and rent.
- You will indicate how many quarters of ownership you intend to sell, and when.
- The management, valuation experts and you will agree on the amount of “Equity Release” which you will receive per quarter share sold.
- The quarters you intend to sell are placed on the ESi website and advertised with the agreed price.
- For every quarter which is sold, you will transfer 25 shares to the new buyer and the buyer will pay for these shares and for the ¼-title of the property in the Ltd.
- The new buyer will be assigned his allowance of week-of-use and will be responsible for his ¼-share in the costs of keeping the property and the ESi-membership.
- In case you want to sell the 2nd, or 3rd (or even final 4th) of your shares, the process repeats from step 4.
