How does Equity Release work?
Each property (be it an apartment, house or villa) is bought within an Ltd. This Ltd is established with 101 shares, in such a way that maximum 4 investors can purchase an individual share in the property, by purchasing 25 shares (thus ¼-part) of the Ltd. Purchasing of multiple parts is possible, of course.
To facilitate the management of each Ltd, ESi will hold the final one share in the Ltd. The profit is this share will flow back into the Ltd, and that ESi-share is therefore just a management share.
ESi has made the Ltd-structure as easy as possible for foreign investors to own. Bulgaria is very advanced in the recognition of electronic signatures. This works very well to register and administer your rights of shareholder’s title in the Ltd and the effective management of the Ltd over the bank (at ING Bank).
